Position Overview:
We are seeking a dedicated and experienced Property Manager to oversee the full operational management of a 189-unit residential property in Brooklyn, NY. This full-time, onsite role is ideal for a candidate with 3–7 years of residential property management experience, including hands-on use of AppFolio property management software. The ideal candidate is organized, solutions-oriented, and committed to providing excellent service to residents while ensuring efficient, compliant property operations.
Key Responsibilities:
Operations & Administration
- Oversee the day-to-day operations of the 189-unit residential building, ensuring compliance with all company policies and housing regulations.
- Manage all tenant communications, lease administration, and vendor relationships.
- Utilize AppFolio to manage work orders, lease renewals, rent collection, financial reporting, and resident correspondence.
Financial Oversight
- Develop, manage, and monitor the annual operating budget and monthly financial performance.
- Ensure timely rent collections and minimize delinquencies; enforce lease terms and legal processes when necessary.
- Review and approve vendor invoices, control expenses, and recommend cost-effective solutions.
Tenant Relations & Retention
- Foster positive relationships with residents and maintain a high level of customer service.
- Respond to and resolve resident issues and service requests promptly and professionally.
- Implement community engagement and retention strategies.
Leasing & Occupancy
- Monitor occupancy levels and implement marketing and leasing strategies to achieve and maintain target occupancy.
- Support the leasing team in tenant screening, lease execution, and move-in/out processes.
Maintenance Coordination
- Oversee building maintenance operations and coordinate with on-site and external maintenance teams to ensure prompt completion of work orders and preventative maintenance.
- Conduct regular property inspections to maintain building standards and identify improvement needs.
Team Supervision
- Supervise and provide leadership to on-site staff, including leasing agents and maintenance personnel.
- Conduct performance reviews, training, and team meetings.
Qualifications:
- 3–7 years of residential property management experience, ideally with properties of 100+ units.
- Proficiency in AppFolio property management software is required.
- Strong understanding of New York City housing laws, Fair Housing regulations, and local compliance requirements.
- Proven experience in budget management, rent collections, and resident relations.
- Excellent organizational, leadership, and communication skills.
- Ability to thrive in a fast-paced, tenant-focused environment.
- Bachelor’s degree in real estate, business administration, or related field preferred; industry certifications such as ARM or CAM a plus.
